No parking on the grass (yard work is taken care by owner/3rd party). No smoking inside home. No backyard fires are to take place without consent from landlord in an approved fire pit. Change of job location is acceptable terms for terminating lease. Pet fee if applicable is kept and nonrefundable. A percent of security deposit will be returned within 15 days if acceptable termination of contract is provided. The percent returned is based upon the deposit divided in 4. In essence $250 per week of each month. If the tenant moves out 2 weeks into a 30 day calendar month, and there are no deductions from the property, 50% of the security deposit is kept in leu of the vacancy, while the other half is returned. Moving in prior to the start of a new month (the 1st), tenet will subject to pay a daily rate of $75 until the new monthly rental cycle begins. Example: Moving in on the 26th of a 30 day month. 5 days of "rent" will be required upon paying the regular monthly rent. 5x75=$375 Total: $375+2400= 2775 for that first months rent (pet fee added if applicable). If multiple tenants are occupying said property, each individual tenant will be held responsible for the full rent amount, even if his or her roommates refuse to pay. They're jointly and severally liable Landlord is allowed access to premises given adequate warning (24 hours under normal circumstances) and during normal hours, 8am-8pm. If there's an emergency, access is allowed without warning. Normal access is required but not limited to: property inspections, making repairs and improvements, supplying agreed upon items, ensuring tenant is complying with lease. Subletting is not allowed unless otherwise okayed by the landlord Hurricanes are counted as emergencies for access to the property. Preparations including boarding up windows, securing trashcans and loose backyard items will be taken care of by landlord. Tenant will be responsible for their own items inside/outside the property. Additional shelter will not be provided by landlord under intense storm conditions (tropical and or hurricane even if evacuation is required).
