Tenant Responsibilities: Tenants are responsible for setting up and paying for all their own utilities, including electricity, propane (gas), and internet/cable. Smoking Policy: This is a strictly non-smoking and non-vaping property. Smoking or vaping of any substance is not permitted inside the home or on the premises. Parking: Tenants will have exclusive use of the 2-car detached garage and driveway for parking. Pet Policy Pets are welcome! The following policy applies: Allowed: Dogs only. Restrictions: Dogs must be under 40 lbs. No aggressive breeds (including, but not limited to, Pit Bulls, Rottweilers, Dobermans, etc.) will be approved. Limit: Maximum of two (2) pets. Fee: A $1,000 non-refundable pet fee is required prior to move-in. (This is a one-time fee, not per pet). Requirements: All pets must have up-to-date vaccination records provided to the landlord prior to move-in. Required Tenant Screening Disclosures We are an equal-opportunity housing provider and fully comply with all federal, state, and local fair housing laws, including the Montgomery County Housing Justice Act. 1. Reusable Tenant Screening Report Policy We DO NOT accept reusable (comprehensive) tenant screening reports. All applicants must complete our application. 2. Tenant Screening Criteria All applicants 18 years of age and older must submit a separate application. Our screening process includes a review of credit history, income verification, and rental history. Our standard criteria include: Income: Verifiable gross monthly income of at least one point five (1.5) times the monthly rent. Credit: A review of your credit report. A credit score of 615 is generally required. Applicants with lower scores may be considered with compensating factors, such as a larger security deposit (if permitted by law) or a qualified co-signer. Rental History: A positive rental history with no prior evictions and no outstanding debts to previous landlords. 3. Criminal History Screening (Montgomery County Housing Justice Act Notice) In accordance with Montgomery County law, we do not inquire about or access an applicant's criminal history until after a conditional offer of tenancy has been made. A conditional offer will be made to applicants who meet all other screening criteria (income, credit, rental history). After a conditional offer is made, we will then conduct a criminal background check as permitted by law. The offer may be rescinded based on a review of convictions that are relevant to the safety of the property and other residents, subject to the look-back periods and restrictions specified in the Housing Justice Act. Applicants will be provided with all required notices and an opportunity to provide mitigating information.
