    Freshly painted, thoroughly, professionally cleaned, sizeable apartment in the heart of Atwood with lots of new upgrades--right over the Harmony Bar & Grill! Plenty of natural light in all rooms. Nice, large deck overlooking the bar's patio garden. The apartment is very basic, and in a very old building, but we just made some major upgrades to all surfaces--new LVT kitchen & bath floors, professionally repaired & painted all walls & ceilings (ZERO VOC paint!). We just installed all new appliances--refrigerator & washer are both EnergyStar, plus a gas stove with a true exhaust system (it is a Consumer Reports top-rated, powerful 500 cfm fan vented *outside* with a large duct, meaning you are actually venting cooking gases outside at a high rate, and, unlike most apartments around here, you aren't just recirculating greasy fumes around the kitchen). New, hyper-efficient Aeratron ceiling fans (perennial EnergyStar award winners!) are installed in all rooms for comfortable living all summer long--they look super stylish, too! Upgraded electrical and plumbing for safe appliance operation. And, hey, you are in the middle of everything Atwood has to offer! Fun street life out front on Atwood Avenue--coffee, art, restaurants, boutique chocolates & nuts, wine bars, brewery, Barrymore Theatre, Atwood Music Hall, ice cream X 2! Etc. Etc.--all within a five minute walk. Quiet, residential neighborhood living out back with Lake Monona a short 3 blocks away. The bike path flowing by right out front is connected to bike-friendly, park-like neighborhood streets. Frequent C Bus runs get you to campus fast. And a bar right downstairs. Did I say a bar right downstairs? Yes, there is a bar right downstairs--the neighborhood's iconic Harmony with its frequent musical offerings. In the interest of disclosure: There is no insulation between the bar and the apartment, so when bands play, you will hear them--sometimes loudly--in the unit. This place would be perfect for someone who works second shift, or who just enjoys seeing the live shows on offer downstairs. Responsible, responsive & conscientious landlord lives less than a block away and owns & runs the bar downstairs, so will be available when mechanical issues arise. The ideal tenant would recognize all of the quirkiness that goes into living in an old building, above a bar and who has a cooperative, collegial, neighborly attitude with landlord, neighbors, bar workers and bar patrons. This is not an anonymous, suburban, corporate apartment complex. The apartment is offered on an as-is basis. Did I mention that it is above a bar? It is above a bar. ADDENDUM TO LEASE 1. Tenant(s) shall abide by all city, state and federal laws. This includes city trash & recycling laws. Any tenant violations that result in fines or penalties will be paid by the tenant(s). 2. Major appliance installation (Air conditioners, space heaters, humidifiers, washers or dryers or other large appliances) require written permission from landlord. a. Tenant understands that only a washer is provided (the Zillow ad indicates dryer included, only because there was no option to indicate washer only). 3. Rent payment: a. Rent must be paid by check or electronic deposit (Zelle, direct deposit, Paypal, etc.); b. Transaction fees are the tenant's responsibility. c. Checks returned due to insufficient funds (NSF) or otherwise not clearing the bank upon initial deposit will be assessed a $30.00 charge; d. Security deposit cannot be used as the last month's rent or any rent for that matter (city ordinance); 4. Tenant maintenance responsibilities: a. Tenant(s) are required to keep the premises clean and throughout tenancy (pest prevention, livability for all). b. Refuse or other material must not be put down the drains. A sink strainer will always be used to catch debris which must be thrown in the garbage, not down the drain; c. Water shall not be allowed to stand and dry on the floors, furnishings or sills (this prevents damaging the wood/underlayment); d. Tenant(s) shall perform no painting unless previously authorized in writing by the landlord; e. Tenant(s) shall thoroughly clean the apartment prior to the expiration of the lease term (cleaning is not included in rent). f. Tenant(s) agree to report all maintenance requests in a timely manner by leaving a message at the landlord's home; 5. Renter's insurance is required. Tenant(s) are solely responsible for the safety of his/her possessions from any and all hazards, including fire, theft and the elements. 6. All furniture will have floor-protective padding. Rough-backed carpet (jute, plastic coating, etc.) shall have protective padding placed on all surfaces which contact the floors in order to minimize wear on the floors. 7. Tenant(s) agree to take every fire prevention measure possible including the following: a. Smoking or burning--of anything, including candles, incense, drugs, etc.--is not permitted in the apartment or anywhere on the premises; b. Grilling is not permitted on the deck, per city ordinance; c. The stove will never be left unattended while it is in use; d. Maintaining smoke detectors in functional condition at all times (batteries, replacing when worn out, etc.); 8. Illegal drugs are not permitted on the premises, including in a car parked onsite/nearby. 9. "Command Strips" must be used for picture hanging in lieu of nails (no nails in walls). 10. Tenant(s) agree to assist in energy conservation/storm protection measures such as: a. Turning off lights when not in use; b. Using LED lights; c. Keeping all windows (including storm windows) closed during the heating season and during storms; d. Keeping the heat at no higher than 68 degrees F, no lower than 63F (in order to prevent pipe freezing); e. Air Conditioner will be maintained at a reasonable temperature and manner to prevent dangerous overheating (AC no lower than 70 deg F.). It is to be used to aid in dehumidification of the whole apartment during very humid weather (dewpoints above 65F), to prevent mold & mustiness. f. Keeping the fans at a reasonable setting settings should be kept to 1-3, no higher, to prevent fan wobble. 11. Tenant(s) agree to minimize wear on floors and keep things clean by going shoeless (soft soled indoor slippers ok). 12. Sound in the apartment (TV's, stereos, voices, etc.) should be kept to a reasonable sound level so as to not disturb the neighbors; requests for silence will be respected; 13. Tenant(s) agree to notify landlord of any absences longer than three days; 14. Tenant(s) is responsible for the snow & ice clearing (including clearing the deck) to ensure safe access to the apartment for visitors, deliveries, self, etc. 15. Month-Month leases that end between Oct 31 Jan 31 incur a $300 low-season fee. 16. Tenant(s) understands that this apartment is located above a bar that frequently has loud music and other loud events and that there is no sound insulation between the bar and the apartment; loud music will be heard in the apartment. 17. Tenant agrees to maintain cordial relations with neighbors, bar customers, bar staff and landlord and to not engage in activities that might bring disrepute or law enforcement action or other negative notoriety to this address.
