**1. Smoking and Vaping Prohibition**
Tenant agrees that **smoking and vaping of any substance is strictly prohibited inside the dwelling unit, including all interior spaces, attached or detached garages, and any enclosed areas of the property.** Violation of this provision shall be considered a material breach of the lease.
**2. Utilities**
Tenant shall be solely responsible for payment of all utilities associated with the property, including but not limited to electricity, gas, water, sewer, trash removal, internet, and any other services utilized during the tenancy.
**3. Pet Health Requirements**
If Tenant maintains pets on the premises, Tenant must provide documentation of **current vaccinations** for each pet prior to occupancy and upon request during the lease term. Tenant must also ensure pets receive **regular flea and tick prevention treatments** to maintain the health and safety of the property and its occupants. Failure to comply with these requirements may result in additional cleaning fees or termination of the lease.
**4. Parking**
Tenant is granted the use of **two designated parking spaces located directly in front of the garage** and **one designated parking space on the north side of the driveway.** Tenant shall not park in any other areas of the property without prior written consent from Landlord. Unauthorized parking may result in towing at Tenant's expense.
