Renter needs to clean after their pet and repair any damage caused by pet in a timely fashion before it damages the structure of the property. NO DRUGS OF ANY KIND OR MARIJUANA IS ALLOWED ON SITE OR SMOKED IN THE HOUSE. it has been a drug free house and neighborhood and neighbors will report suspicious activities to authorities. If found out illegal drugs or marijuana used on site, calls for automatic eviction and deposit will not be refunded and used to clean premise of undesired smell. Renters' belongings will not be covered under my homeowner's insurance, and it is strongly recommended that renters get a renters insurance for their valuables. Any damages to the property caused by neglect, renter will be responsible to fix. Rent will be due on the first of each month with a 6-day grace period. If paid after 6th of each month an $85 late fee will apply. after 2 months of nonpayment eviction notice will be sent out and renter needs to settle or move out in 30 days after.
