This is a large property and you will be renting the main portion of the residence. Floor is tile, open living room connected dining room (possible home office/crafting space) Kitchen continues the room. The main bedroom has its own bathroom with a shower the main bathroom has shower/tub combo. You are able to paint the walls, just not the wooden panels or beams (paint back to white unless owner specifies). Please note: NO cats NO large dogs NO multiple small dogs. We allow ONE small dog (under40lbs) and do charge a NON-refundable deposit of $100 The house is close to grocery stores and other shopping. Near car wash, pharmacy and fast food. Owner may come to Yuma and use other private section of house at the time, this will not be a bother to you or inconvenience. We may advise prior to arrival, up to owner's discretion. Renter is responsible for all utilities, yard maintenance and filters for AC. Upkeep of outdoor area is renter responsibility. Lease is for 1 year minimum or month per month, will be specified in paperwork. Smoking allowed, only outside & away from entrances (penalties will be added if found indoors or excessive mess) and not in garage. Garage is new and apart from main home, door is automatic. Absolutely NO fixing of vehicles permitted for extended periods of time. NO RV parking. No collection of vehicles to be stationed at address. All those who will be residing at the home will need to be present at time of lease signing. Must provide appropriate identification (copy of) and cashiers check for 1st month and deposit. Monthly rent can be direct deposited to owners bank account, or sent by Zelle. Late fee will be applicable if payment not received within 3 business days of when rent is due. If owner finds more people living at residence after rental agreement is signed: YOUR DEPOSIT WILL BE NULL AND VOID AND LEASE TERMINATED.
