Full size washer/ dryer in unit and central heating and cooling system. Owners live on site. 1 year minimum lease/ $1000 per month/ 2 occupants max No smokers/ no smoking anywhere on the property. No pets allowed due to free range animals already living on site. Tenant is responsible for all utilities. Electric is metered separately. Water is well. Sewer is septic. This is a rural area, so there is no trash service unless you arrange one privately- we each take our own to the dump (for free) or compost. 1st months rent ($1000), last months rent ($1000), deposit ($1000) and renters insurance required prior to move-in. Sorry, the terms can not be flexible at this time. Tenant Standards: Our tenant acceptance standards are reasonably high. Screening is through third party service SmartMove. Applicant pays SmartMove, usually $40. SmartMove reports detailed information related to payment/credit history, criminal and background history, evictions and income, along with a score and recommendation. It typically recommends accepting tenants scoring 559+, but our personal standard for each tenant is 625+. Scores range from 350 to 850. We do not allow co-signers if tenant can not meet the standard. The apartment will generally be shown 1 day a week on a weekend due to property owners' schedules.
