2. THE PREMISES
Landlord rents to Tenant a private bedroom (Room #3) and shared access to the common areas ("Meal Prep Friendly" Kitchen, Living Room, Laundry, Backyard) of the property located at 224 Ridgecrest Loop, Minneola, FL 34715.
3. LEASE TERM
This is a fixed-term lease.

7. HOUSE RULES FOR PROFESSIONALS
To maintain a quiet environment for medical and athletic professionals:
Quiet Hours: 10:00 PM to 8:00 AM daily.
Smoking: Strictly prohibited inside the premises.
Guests: No overnight guests for more than [2] consecutive nights without Landlord approval. No large parties.
Parking: Tenant shall park in [Driveway / Designated Street Spot].
Cleanliness: Tenant is responsible for cleaning up after themselves in all shared spaces immediately after use.
8. SECURITY & ACCESS
Surveillance: The property is equipped with external security cameras. Tenants will be provided [App Access/Login] to view feeds for their safety.
Landlord Entry: Landlord may enter the room for repairs or inspections with at least 12 hours' notice, or immediately in case of an emergency.
9. MAINTENANCE

10. PET POLICY & ADDENDUM
Landlord grants Tenant permission to keep one (1) small pet, subject to the following strictly enforced conditions:

Training Requirement: The pet must be fully house-trained (dogs/cats) or kept in a sanitary enclosure (small mammals/birds).

Non-Refundable Pet Fee: A one-time fee of $150 is due upon move-in for general wear, tear, and professional pest treatment (fleas/ticks) upon move-out.
Refundable Pet Deposit: An additional deposit of $250 shall be held for potential damages.
11. DAMAGE & REPAIR FEES
Tenants are 100% liable for all damage caused by the pet. If damages exceed the Pet Deposit, Tenant shall be billed immediately. Standard repair rates include, but are not limited to:

Sub-floor/Drywall Urine Remediation: Market Rate + 10% Administrative Fee
Scratch Repair (Doors/Baseboards): $25 per linear foot
Waste Removal: $50 per occurrence (if waste is found in the backyard/common areas)
Section 12. WEAPONS & FIREARMS POLICY
To ensure a safe and non-intimidating environment for all professional roommates, the following rules apply:
Common Areas: The possession, carrying, or display of firearms, ammunition, or any "deadly weapon" (as defined by F.S. 790.001) is strictly prohibited in all shared common areas, including the kitchen, living room, laundry, and backyard.
Storage Requirements: Any legally owned firearm kept within a Tenant's private room must be stored in a locked, CA-approved or similar high-quality gun safe or locked container at all times when the weapon is not being actively handled for lawful purposes (cleaning/maintenance within the room only).
Safety & Maintenance: No cleaning, loading, or unloading of firearms shall take place in common areas. Discharge of any weapon on the premises (including "accidental discharge") is grounds for immediate lease termination.
Vehicles: Per Florida Statute 790.251, Tenants may store a legal firearm in their private vehicle, provided it is "securely encased" and not visible from the exterior.
Strict Prohibition: The possession of illegal weapons, explosives, or incendiary devices is strictly prohibited anywhere on the property.
Section 13. PROFESSIONAL CONDUCT & HOUSEHOLD HARMONY
This residence is intended for working professionals. High standards of conduct are required to maintain a peaceful living environment:
Professionalism: Tenants agree to treat all roommates and the Landlord with respect and courtesy. Verbal abuse, harassment, or intimidation of any kind will not be tolerated.
Conflict Resolution: In the event of a dispute between roommates (e.g., regarding cleaning or noise), Tenants agree to attempt a calm, professional discussion first. If unresolved, the Landlord shall act as a final mediator.
Zero Tolerance for Illegal Activity: The use, possession, or sale of federally illegal drugs (including the smoking or growth of medical marijuana) on the premises is strictly prohibited and shall result in immediate eviction proceedings.
Quiet Enjoyment: Tenants must respect the "Quiet Hours" (10 PM 8 AM), keeping in mind that medical staff and athletes may have non-traditional sleep schedules.
Guests & Conduct: Tenants are 100% responsible for the conduct of their guests. Guests must adhere to all conduct and weapons policies.
14. CLEANING & REPAIR COST SCHEDULE
In the event the Premises are returned in a condition requiring professional cleaning or repair beyond normal wear and tear, the following estimated charges will be deducted from the Security Deposit. These prices reflect current 2026 market rates for the Minneola/Clermont area:
