B Alexandria, LA 71301 1.This is a Non-Smoking studio apartment, this also includes no smoking in the stairwell. Legal substances only may be smoked outside. 2. The Security deposit is $885 It is expressly understood that the deposit of $885.00 will ONLY be returned if the following conditions are met. Also, these RULES apply while you are living in the apartment, as well. a) Written 4-week vacancy notice must be given on the 1st of the month and the tenant must be out on the last day of the same month. Ex: November 1- November 30. When the 30 day notice is given you are obligated to stay the full 30 days, if you leave before the 30 days this will be considered property abandonment. Therefore, your security deposit will be forfeited. b) All keys be returned and given to the property owner in hand. You will get a receipt from me that you have turned in your key. This will be validated with the property owners stamp/signature. c) Outside area needs to be kept tidy from clutter, no damages to yard/outside of apartment, no excessive garbage, plants, or other items, unless approved in writing and signed by property owner. Furnishings, blinds, appliances are cleaned and in working order as when it was when you moved in. The Lessee(s)will be held liable for any damages that have occurred inside and outside of the property at 2240 Thornton Cut Apt B. Alexandria, LA while renting the property to the above-listed items. In order to receive your Full deposit back. *All the above-listed items must be in working order and all furnished items should need to be free of any damage. There Will be an EXIT inspection inside/outside performed by the property manager and owner of property when the keys are returned. If the apartment fails, the inspection the estimated total for the repairs or damages will be taken from your deposit. If any is left it will be mailed to your new address within 30 days. 3. Only one pet is ALLOWED and must be 20 lbs. or under. A $150 pet deposit is required If any damages occur you WILL be responsible for these damages. Only approved animals on the property. All pets need to be spaded or neutered and no aggressive breeds! 4. No other occupants are allowed other than those Lessee (s) listed above without written permission of the Lessor and approval from the landlord. This is just to insure the safety of our home and an additional fee will be required if you have anyone other than the Lessee(s) living on the property.Unless, you get written/signed permission from the property. *In Louisiana, a guest may be considered a tenant if they stay for 30 days or more and exhibit characteristics of tenancy, such as paying rent or receiving mail. According to most rental agreements, the tenant is responsible for anyone occupying a rented house that they allow to stay with them, including guests, as the tenant is the one who signed the lease and is legally bound to the terms within it; meaning if someone staying with the tenant causes damage, the tenant is liable to the landlord for repairs. If someone else occupies this Studio Apartment other than the Lessee(s), we will require an additional deposit and rent will be adjusted, because the utility usage will increase in cost. 5. Lessee(s) shall not maintain any unused vehicles, repair vehicles, or conduct any loud unruly actions (including pets in according to the City of Alexandria Ordinance) on-premises. 6. Abandonment without due notice or any violation of the agreement AUTOMATICALLY FORFEITS DEPOSIT and Lessee will be held liable for any additional months' rent as liquidated damages AND COURT COSTS, COLLECTION COSTS, AND ATTORNEY FEES, including 10% annum will be added from the due date. 7. Rent is due between the 1st or 3rd of each month, unless stated otherwise with a written/signed agreement you have worked out with the (Lessor). After the 3rd of the month, your rent will be considered late and there will be a $75 late fee added to your current monthly rent. Their will be an additional $25 a day fee until you become current on your rental payment. If your rent is still past due AFTER the 3rd EVICTION NOTICE IS AUTOMATIC AND LESSEE AGREES TO WAIVE ANY EVICTION PROCEDURES REQUIRED BY THE COURTS. 8. ALL furniture and ALL items are to be in the same arrangement as rented upon vacating the property. 9. Parking for all tenants and company of the tenants is located behind the studio apartment on the slab or the very front of the house on the side of the street. Please do NOT block the shared driveway under any circumstances in case of emergency situations they may arise. 10. All utilities are included in the monthly rent price of $885.00 per month. Exceptions include: (IF) A) There will be an upcharge in monthly rent for utility cost if it is used excessively or if The City of Alexandria has a price increase for fuel, water, gas, or garbage due to inflation or fuel surcharges etc. (Previous Tenant that was here for a year didn't have an increase), but it is possible and can happen when 2 people are living in this apartment at 2240 Thornton Ct. Apt B in Alexandria, LA 71301 B) The minimum amount of $25.00 and the maximum amount of $125.00 will be added to each tenant(s) monthly rent accordingly. The lessor is authorized to enter the premises of 2240 Thornton Court Apt B Alexandria, LA 71301 for monthly periodic inspections without the consent of the tenant. This is to ensure the property is being properly maintained. The Lessor having received the 30 Day notice to vacate from the Lessee can show the property to prospective Lessees with or without the tenant present. Having received the 30 day notice to vacate, at this time the Lessee has 3 days to clean the apartment to be presentable for potential tenants. If the apartment isn't clean the owner has the right to enter the property with or without your permission to clean the property to get it presentable to show another potential renter. No personal items will be thrown away, unless it's considered trash or if it poses any health risk to due sanitation issues. 11. Prior to moving in, the Lessee(s) must inspect the property at 2240 Thornton Court Apt B. Alexandria, LA 71301 and to make sure he/she is satisfied with this unit at the above address, lessee(s) needs to inspect for damages and anything they dislike, don't agree with, special requests, or maintenance work they would like done.These requests need to be written and signed by both parties. By signing this agreement you agree that the studio apartment is free of any damage and you are satisfied with the condition of the unit at 2240 Thornton Court Apt B, Alexandria,LA 71301. There aren't any issues with pests in this unit, every 3 months the apartment is sprayed to maintain the control of unwanted pests. If u see anything we will address all issues and it needs to be addressed in writing. If the pest issues are caused by your living condition, it will be your responsibility to pay for pest control, not the owners. Any problems that may arise with your unit at 2240 Thornton Court Apt B. Alexandria, LA you dislike, must be addressed with the property owner. I would need something in writing and once it is fixed you are obligated to sign the receipt, that it was fixed. No holes in walls, picture hanging,no painting or making any upgrades, unless approved/permission in writing and signed by the landlord or owner of property or requested written permission. *Just to make sure things are consistent. These rules apply to ALL Lessee(s). If a tenant fails to pay rent, violates the agreement in any way, or significantly damages the property, then it is considered a breach of contract and the Lessor(s) has grounds for eviction.
