THE LOCATION:
Ride your bicycle or take a walk/jog from the house along the length of the FDR Blvd bicycling path or walk/jog along the sidewalk beautifully lined with brightly lit street lamps in the evenings. FDR road/jogging route stretches from California MD all the way down south to PAX base/Gate 1 (and eventually will stretch even farther south to PAX Gate 2). This makes for a fast commute for anybody who works on PAX base.
Enjoy the convenience of being a short bicycle ride or about a 5-minute car drive from NEARLY ALL of the shopping & eating locations in town! Avoid traffic jams by taking FDR Blvd to arrive in minutes at banks or NFCU, Walmart or Target, Lowes, Kohl's, 3 different grocery store chains, and ALL your favorite chain restaurants (Chik-Fil-A, Chipotle, Cracker Barrel, Texas Roadhouse, Slim Chickens, Buffalo Wild Wings, Starbucks, Dunkin, Donuts, Noodles and Co, Woo's Korean Express, Thai Inter, etc.).
LEASE TERMS, RENT, AND OTHER REQUIREMENTS:
NO SMOKING, VAPING, or Marijuana use: NOT ALLOWED inside or outside the house. Any smoking, vaping, or marijuana use anywhere on the property grounds will lead to immediate eviction of all tenants.
PETS: Cats and Dogs are NOT ALLOWED, neither in the back yard nor inside the house. Other types of pets might be allowed on a case-by-case basis if permission is requested in advance. Unauthorized pets will lead to immediate eviction of all tenants.
NO SUBLETTING: An unauthorized person living in the house will lead to immediate eviction of all tenants.
LEASE LENGTH: Starting lease is negotiable from 18 months to 3 years
YOUR REFERENCES WILL BE REQUIRED: Applicants will be required to provide the addresses and contact info for previous landlords as part of the verification process about past property damage, loud noise complaints, police calls, drug use, etc.
RENT/CREDIT/INCOME MINIMUMS: Rent is $2,900/mo. for the first 12 months and will increase in the second year because the basement room & deck renovation will be finished by then. Minimum credit score is 650 for every adult who contributes financially towards any part of housing costs, with NO bankruptcies in 10 years. To afford this house, your combined gross income from all the adults in your household (before income taxes, and adding in military housing allowance or any vouchers, if applicable) should ideally be about $9,000/mo. An exception might be granted for certain military families.
In addition to application fees paid by tenants to Zillow's Renter application service, a separate rental application fee per adult tenant (18 or older) must be paid to landlord for additional background screening to include, but not limited to: other credit history and criminal background checks, bank account verification, employment history verification, etc.
UTILITIES: Owner pays the monthly HOA fee, which also pays for FREE weekly trash pickup. Tenant will pay for everything else, including natural gas, electric, water, and *Breezeline* cable internet (if you desire to use cable internet). NOTE: Any Xfinity/Comcast service is NOT allowed in this house. But Verizon FiOS recently started laying FIOS cables in our neighborhood, so FiOS should be available in a few years.
TENANT HOME UPKEEP: Tenant is required to keep the yard mowed and the house clean and in a well-maintained condition as a typical Owner in our HOA would keep their yard and house. Tenant may choose to use the Owner's current lawn mower at very low cost. Owner reserves the right to periodically inspect the house for any damage or repairs needed, giving at least 72 hours advance notice and coordination with the tenant (except for emergency house damage situations, of course).
