Condition of Premises
Tenant acknowledges that the Premises, including flooring, paint, finish work, and fixtures, are in good condition. Tenant agrees to return the Premises in substantially the same condition, less normal wear and tear.
Alterations
Tenant shall not make alterations, improvements, or additions to the Premises without prior written consent of Landlord.
Default & Termination
Failure to pay rent or violation of any terms of this Agreement may result in termination of the lease and forfeiture of the security deposit, subject to applicable Utah law.
Governing Law
This Agreement shall be governed by the laws of the State of Utah.
