Lease term is for one year with rent being due on the first of each month. If rent is late, a $5 per day after the first of the month is due. Only one month of being late is allowed. If damages to the property exceed the $1425 Security Deposit, then funds from the Pet Security Deposit can be applied to cover all repairs. A new central air conditioning/heating unit and hot water heater were installed in January, 2024.Property Manager or Landlord will change the air conditioning filter approximately every three months. Tenant can change more frequently, if desired. At this time, basic maintenance to air conditioning unit will be done (indoor and outside) by owner. If tenants would like to add a storage unit to the property, it is acceptable as long as storage unit and all debris is removed upon move-out. No extensions to house or satellite dishes, etc. on top of roof are allowed.
Qualifications for renting:
Income: Combined gross income of 3x the monthly rent is desired, but this is negotiable.
Rental History: No evictions within the last seven years.
