I will be offering this 3-bedroom duplex in South Eugene for rent in mid December. The current tenants won't be leaving until the end of November, so an exact ready date will depend on what condition they leave the house in and how much time I need for my cleaners.
I'm looking for a long-term tenant interested in signing a 12-month lease. This building has 3 units, one on the other end of the building, this one, and a basement unit below it.
Utilities are a fixed price due to a lack of seperate metering, so the tenant will pay $175/month for electricity, water, and a 900mbps Comcast service shared with the 2-bedroom basement unit. Utility cost is the exact price that these utilities cost last year divided by the number of bedrooms, and will be re-evaluated once per year to reflect actual usage and cost.
This unit has a back deck (it has been rebuilt since these pictures were taken prior to the current tenants moving in several years ago,) and a large, rather "wild" partially fenced back and side yard.
The washer and dryer are included, however they will be the responsibility of the tenant to maintain. If they do not function to your satisfaction you may install your own, however these were left by the previous tenant and are currently working fine.
I would like to limit this unit to one animal, either a dog OR a cat. Pet rent will be $60/month.
Move in costs are first month, last month, and deposit. First month will be prorated for mid-month move in dates.
Application is free, if you are approved and wish to move forward with signing a lease I will do a SmartMove credit and background check through Rent Prep to confirm that the information provided is correct and you can pay them directly for this screening. Electric, water and high speed internet are a fixed price of $200/month as these utilities are provided to the building by the owner. This cost is based on the actual amount I pay for these utilities each year. Tenant pays for and sets up their own garbage service.
Either one cat or one dog is permitted with $75/month pet rent.
Move in costs are the $3400 deposit at lease signing time, and then a first month's rent will be due at move-in time (prorated partial month if moving in mid-month.)
