The deposit will be returned within 30 days after termination, less itemized deductions. A $5.00 key deposit for two house keys is required. A $75 remote gate key is optional. 4. Utilities: Tenant is responsible for all utilities (electric, water, sewer, gas, trash, etc.), unless otherwise specified in the lease. 5. Lawn / Landscaping: Tenant is responsible for grass cutting, yard maintenance, and debris removal. The lease may specify frequency or standards (e.g. "yard must be maintained to community standards"). Tenant is responsible for any and all fines from the community for yard maintenance and debris removal. 6. No Pets: No pets are allowed anywhere on the premises unless explicitly agreed in writing and under separate pet agreement. 7. No Smoking: No smoking is permitted inside the home or garage. Tenant is responsible for any cleaning or damage costs resulting from smoking violations. 8. Occupancy Limits: Specify the maximum number of occupants allowed. NO sub-leasing is allowed. 9. Maintenance & Repairs: o Tenant must notify landlord in writing of any needed repairs, defects, or hazards. o Tenant is responsible for damage caused by negligence, misuse, or unauthorized alterations. o Landlord retains right of entry for inspections, repairs, and showing with reasonable notice (commonly 24-48 hours, unless emergency). 10. Late Fees / Grace Period: Lease payments should be deposited in leaser's account on the 1st day of each month. After 5 days the rent is considered late and a late payment will be charged. 11. Default / Termination: Conditions under which landlord may terminate lease early (e.g. non-payment, lease violations, unauthorized occupants or pets, illegal activity). 12. Insurance Requirement: Consider requiring tenant to carry renters' insurance and name landlord as additional interest. 13. Alterations & Decorations: Tenant may not make structural changes, paint, or install fixtures without written landlord approval. 14. Quiet Enjoyment & Community Rules: Tenant must abide by all community/gated development rules, noise ordinances, parking restrictions, etc. 15. Move-out Procedures: Tenant must return the property must be left in clean condition as rented. Final walk-through, key return must be made before the deposit is returned. Tennant must supply a forwarding address for security deposit return within 30 days.
