The Tenant will inform all guests of the "Smoke-Free" policy to ensure that this requirement is met. SIGNS: Tenants shall not display any signs, exterior lights, or markings without prior approval from the Landlord. No awnings or other projections shall be attached to the outside of the house. LOCKS: Tenants are prohibited from adding locks or in any way altering locks installed on the doors without prior approval from the Landlord. INGRESS & EGRESS: The entrances, walks, lawns, and driveway shall not be obstructed or used for any purpose other than for access to the Premises. In the case of snow and ice, the residents (personal and those under lease) must promptly clear all driveways and sidewalks on the Premises during daylight hours to be compliant with city and county ordinances. ANTENNAS: Radio or television aerial antennas shall not be placed or erected on the roof or exterior of the house without prior approval from the Landlord. Landlord acknowledges that a Dish is currently installed on the South side of the exterior of the home. PARKING: The Tenant is allowed to keep no more than 3 vehicles on the Premises. Parking is available in the driveway and fenced trailer parking, and this should be used for parking of the Tenant's car and any friends of the Tenant. Tenants are not allowed to park or permit others to park on the lawn. Non-operative vehicles are not permitted on the Premises and will be removed by the Landlord at the Tenant's expense if discovered. STORAGE: No combustible goods or hazardous materials of any kind, that would increase the risk of fire or explosion, or would in any way increase the Landlord's insurance rates, will be stored in the house. These items must be stored in the garage or storage shed. WALLS: Hardware such as shade brackets, curtain rods, woodwork, or shelves will not be installed without prior approval of the Landlord. If approved repairs will be required prior to termination of occupancy. CLOSET DOORS: If Tenant decides to remove the bi-fold closet doors in their bedroom, those doors should be stored in a clean, safe, damage free space, and will need to be reinstalled prior to termination of occupancy. The Tenant may use an expandable curtain rod with rubber ends and curtain to cover the closet opening, but nothing permanent should be installed across the opening without prior approval of the Landlord. CARE OF SEWER SYSTEM: To aid in sustaining the sewer system, the Tenant agrees not to flush any feminine hygiene products, paper towels, pre-moistened wipes, cotton balls, cotton swabs, grease, solids, or garbage through the drains. The Tenant will also take steps to minimize the amount of hair buildup in the bathroom drains that make it into the sewer system. LAWN CARE: The Tenant is responsible for lawn mowing and removal of yard debris. Tenants are responsible for watering shrubs, flowers, bushes, trees, and the lawn during the growing season and through the summer. A lawn mower is provided but condition and upkeep are the responsibility of the tenant. The Landlord is not responsible for the replacement mower if the current mower is no longer functional. The tenant can choose to complete yard work themselves or hire out to a third party for regular care. SNOW REMOVAL: The Tenant is responsible for snow removal throughout the winter to prevent accumulation of large ice berms along the drivable surface of the driveway and the entrance of the driveway to the city maintained Mariner Dr. If the plow trucks leave a berm greater than 12" the city is required to mitigate, anything smaller will be the responsibility of the tenant to remove. OUTDOOR GRILLS: Tenant agrees to never place a gas or charcoal grill or burn barrel within EIGHTEEN (18) INCHES of any wall of the Premises. All grills used on the Premises must be operated as prescribed by the manufacturer's instructions. FREEZE PRECAUTIONS: The thermostats on the Premises must be kept at a minimum of SIXTY DEGREES FAHRENHEIT (60 F) during cold and inclement weather to protect the pipes from freezing and causing damage to the house. Tenant is also responsible for disconnecting all external hoses from the house, and placing a cover over exterior spigots, prior to the first winter freeze and any other time there are freezing temperatures (below 32 F), typically between September through April. Landlord will provide the spigot covers for these purposes. Any damage to the Premises caused by failure to follow these precautions will be the sole responsibility of the Tenant. ALTERATIONS: The Tenant shall make no alterations to the buildings or structures on the Premises without prior approval in writing from the Landlord. The Landlord will not approve the installation of wall paper under any circumstances. MAINTENANCE: The Tenant is responsible for cleaning and maintenance of the premises to ensure that it remains safe and healthy for use. Tenant agrees to use the bath fans and windows for proper ventilation to minimize the potential growth of mold. GUESTS: Tenants are responsible and liable for the conduct of their guests and to ensure that their activities are in compliance with the rules and regulations as set forth in this Agreement. No guests may stay longer than 9 days on the Premises without prior approval of the Landlord. NOISE: All radios, televisions, stereos, dogs barking etc., must be operated or controlled at a level of sound that does not interfere with other residents, neighbors, or owners of any adjacent properties. The Tenant agrees to operate such devices on the Premises in compliance with all city and county ordinances. WATERBEDS: Waterbeds are not allowed. MODIFICATIONS: The Landlord reserves the right at any time to prescribe additional rules and regulations as set forth in this Agreement, that in their judgment are determined to be necessary to maintain the safety, care, and cleanliness of the Premises; or for the preservation of good order and comfort of the residents. The Landlord will advise the Tenant in writing of any such changes in the Rules and Regulations for the Premises and what steps are required for compliance.
