The tenant is responsible for all utilities & for having Renters Insurance. This is a 12-month lease property. Below are the qualifications we are looking for:
1. Funds at move-in:
A) If the moving date is on or before the 15th of the month: First month's rent (prorated, if applicable) + Security Deposit (Stated in the marketing/listing) + Processing Fee ($100.00). This is if you don't have pets; if you do, there will also be a Non-Refundable One-Time Pet fee and a Monthly Pet Fee.
B) If the moving date is on or after the 16th of the month: First month's rent (prorated, if applicable) + Following Month's Rent + Security Deposit (Stated in the marketing/listing) + Processing Fee ($100.00). This is if you don't have pets; if you do, there will also be a Non-Refundable One-Time Pet fee and a Monthly Pet Fee.
2. Credit score of 595 or higher.
3. NO EVICTIONS and NO Bankruptcy on your report.
4. Your monthly income must be 3 times the monthly rent.
5. No Outstanding Electric, Gas, Water, Cable, or Apartment bills on your report.
6. Whether you have pets or not, you will have to create a Pet Screening Profile. If you do have any pets, the pet deposit prices are subject to the pet screening, added to the rent, and limited to two animals. We do not accept Akita, Alaskan Malamute, American Bull Terrier, American Staffordshire Terrier, Chow Chow, Doberman Pinscher, Mastiffs (Cane Corso), Pit Bulls, Presa Canario, Rottweiler, Staffordshire Bull Terrier, any wolf hybrid, or any mix or variation of these breeds. We reserve the right to adjust this list based on owners' insurance requirements.
7. We will need to see receipts of your last 3 rental payments & that they were paid in full & on time.
8. We are requiring 3 pay stubs from your current job.
9. Tenants must show proof that utilities have been transferred into their name prior to receiving keys to the property.

El inquilino es responsable de todos los servicios publicos y de tener seguro para inquilinos. Esta es una propiedad de arrendamiento de 12 meses. A continuacion, se detallan los requisitos que buscamos:

3. NO HAY DESALOJOS NI Bancarrota en su informe.
4. Sus ingresos mensuales deben ser tres veces el alquiler mensual.
5. No hay facturas pendientes de electricidad, gas, agua, cable ni de vivienda en su informe.
6. Tenga o no mascotas, debera crear un Perfil de Evaluacion de Mascotas. Si tiene mascotas, el precio del deposito por mascota esta sujeto a la evaluacion, se suma al alquiler y se limita a dos animales. No aceptamos akita, malamute de Alaska, bull terrier americano, staffordshire terrier americano, chow chow, doberman pinscher, mastines (cane corso), pitbulls, presa canario, rottweiler, staffordshire bull terrier, hibridos de lobo, ni ninguna mezcla o variacion de estas razas. Nos reservamos el derecho de ajustar esta lista segun los requisitos de seguro de los propietarios.
7. Necesitaremos ver los recibos de sus ultimos 3 pagos de alquiler y que se hayan pagado en su totalidad y a tiempo.
8. Necesitamos 3 recibos de sueldo de su trabajo actual.
9. Los inquilinos deben presentar comprobante de que los servicios publicos se han transferido a su nombre antes de recibir las llaves de la propiedad.
