There will be no automatic denials on arrest or criminal convictions. - No history of eviction or collection action by a landlord or property management company in the previous four years. - No history of damage to rental property exceeding $700. - No more than one (1) dog or one (1) cat. We will conduct a credit and background check of each occupant for a non-refundable fee of $30. The screening, a standard package used by most landlords, will include a soft credit check from Experian, eviction and criminal records search, sex offender registry search, and federal terrorist database searches. If available, we will accept a reusable tenant screening report. If accepted as a tenant, we will deduct the cost of the screening report from your first month rent. (Note that this unit is an Accessory Dwelling Unit within the meaning of SMC 14.09.115(D), and therefore is exempt from the prohibition on criminal background checks).
