1. Landlord/Tenant Utility Responsibilities:
(a) The Tenant shall be responsible for the following to the Leased Premises including, without limitation, Electricity , Water & Garbage over $50.00 / Month, Internet, Telephone, Television Cable, Snow and Ice Removal, Lawn Maintenance, Pest Control Charges and any and all other utilities . The Tenant agrees to place all utilities in the name of the Tenant and agrees to pay all bills for all utilities as and when due. The Tenant is required to maintain heat and electric power in the Leased Premises at all times in order to maintain a reasonable temperature necessary to prevent any damage to the Leased Premises (i.e., frozen water pipes, etc.). If Tenant fails to maintain the heat and/or electric power in the Leased Premises and any damage is caused to the Leased Premises due to Tenants failure to do so, the Tenants shall be responsible for all costs and expenses incurred in order to repair the damage to the Leased Premises.
(b) The Landlord shall also be responsible for paying Property Taxes, Sewer Bill, Insurances, and Water/Sewer first $50.00. The Landlord is not, however, responsible for any inconvenience or for loss caused by the interruption of any utilities to the Leased Premises.
Appliances Supplied by Landlord:
The Landlord will furnish the Leased Premises with the following Appliances: Electric Range, Refrigerator, Dishwasher, and these appliances remain the property of the Landlord. The Tenants shall, however, be responsible for the first (1st) $50 of any repair on any Appliances so furnished by the Landlord. The Landlord has furnished operating smoke alarms in the Leased Premises as of the date of this Lease and the Tenants shall replace batteries as needed and shall maintain and/or replace such smoke alarms as needed.
