The landlord will NOT accept a comprehensive reusable tenant screening report from any other consumer reporting agency. Under NO CIRCUMSTANCES will an application be provided prior to the potential tenant screening the unit in person.
If your application is approved you will be provided with a one year lease that will include an option to extend the lease for an additional 10-months. The reason for the 10-month option is because I would like to get my rental cycle back to July 1.
First, last, and $1800 security deposit due at signing. Tenants are required to carry renters insurance that also covers damage to the property. Tenant pays for all utilities except water, which is included in the rent amount. Tenants must agree to abide by HOA rules and regulations. A copy of the CCRs will be provided to prospective tenants upon request. Street parking is for guests only. If the tenant has a dog or cat, there will be a $1,200.00 pet security deposit. Half of the pet deposit is not refundable and will be used to treat for fleas and to clean the carpets when the tenant leaves. I will provide a receipt for that.
