PLEASE NOTE: The rent would increase to $975 after the lease expires. Credit score needs to be 620 or higher is preferred NO LOWER than a 580 credit score - if they are 579 or lower they will be automatically denied. 580-619 credit score will require a deposit of $889.00 up front. If they do not have rental history or have owned a home in the past, they MUST have a co-signer. Cosigner needs a minimum credit score of 620 and must make 5x the rent in gross monthly income. They MUST have 3x the rent in monthly gross earnings and show us verification by pay stubs. We WILL NOT accept the lease paid upfront. You will ONLY get the rate of $889 a month until April 2017 because you're taking over my lease. After that, the renewal rate is $975.00/month.
