Term of Lease

Tenant shall keep the Premises clean and in good order, promptly notify Landlord of necessary repairs, and be responsible for any damage caused by Tenant, guests, or pets. Landlord shall be responsible for repairs not caused by Tenant's negligence or misuse.
Default
Failure to pay rent or comply with any terms of this Lease shall constitute a breach, and Landlord may pursue remedies as allowed by Alabama law, including eviction.
Governing Law
This Lease shall be governed by and construed in accordance with the laws of the State of Alabama.
