The Tenant is responsible for city utilities, electric, and gas services. The Tenant is responsible for lawn maintenance. Broadband internet is provided by the landlord. No smoking on premises. The tenant selection criteria may include factors such as criminal history, credit history, current income, employment history, and rental history. If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected and your application fee will not be refunded. Tenants will be evaluated for their employment history, credit score (700 min) and history, ability to pay rent (income 3.5x rent minimum), consistent and timely rental payment history, care of their previous rentals and premises, respect for the rights of other tenants, and criminal history related to the health, safety and property of others. Each dog requires a $300 refundable deposit and a $25/monthly pet fee, with current veterinary records. Aggressive dog behavior will result in application rejection or immediate lease termination due to property insurance company policies.
