Keep yard maintained (weeding).
Promptly report needed repairs in email/writing.
Pay for damages beyond normal wear and tear.
7. Entry & Access
Landlord may enter with 48-hour notice (except emergencies) for inspections, repairs, or to show property with proper notice per ARS 33-1343.
8. Rules & Restrictions
No illegal activities.
No alterations to property without written permission (painting, major fixtures, etc.).
Guests staying more than 14 days require landlord approval.
