The available bedroom has hardwood floor and a sliding door (with a doggie door) that leads directly to the backyard. There is a spacious closet. The shared full bathroom and laundry room are directly outside the bedroom. There is a separate storage closet and additional storage available in the garage. The shared space has high ceilings and is fully furnished as is the kitchen which has all mayor appliances at your disposal. The length of lease may be negotiated, but ideally would prefer someone to agree to one year. Regardless of the length of the lease there will be the need for a month's notice in writing to notify before moving. Rent amount is $1300 and the deposit is also negotiable, plus utilities, which are split based on the number of tenants. Once the deposit is negotiated, it may be payed in parts. First third of deposit will be required immediately after accepting to rent, and is non-refundable if you back out. A sublease contract will need to be signed. The remainder of the unpaid deposit may be paid in additional installments. References are always welcomed. There is off-street parking available and 1 space on the property's driveway. The room you rent should be returned in the condition it was taken, as will the bathroom you use. You'll be responsible for any cleaning expenses or reparations beyond normal ware & tare. You are responsible for your guests and what they do. No underage drinking, no smoking or vaping or use of illicit drug in the home. Consideration and respect of others in the home is expected. Cleaning and maintenance of the shared spaces is part of the responsibility each tenant has and will be equally shared. Pet dogs are welcome if they are housebroken and friendly, there is an additional pet deposit of $300, payment is negotiable. Any action that affects your housemates and/or community adversely will not be tolerated, we want to keep a good relationship in the home and with our neighbors and the community at large. The master tenant/property manager, will reserve the right to terminate the lease prior to the year term if any issues of a legal or financial (i.e. none payment or repeated late payment of rent and/or utilities, police at the property) nature were to take place, and the renter will be responsible for any costs associated. The deposit may not be used to cover those expenses, and return of remaining deposit funds will be provided within 30 days of tenant's exit or before. Addendums and/or amendments to these terms may be made and if they are you'll be informed in writing.
