It is approximately 20 minutes from the main gate at Dahlgren (NSWC,) 30 minutes to the 301 Bridge, and 45 minutes to Old Town Fredericksburg, VA, plus another 10 minutes to Central Park and 95. This is a small 1-level, 2-bedroom, 1.75 bath house that sits overlooking Mattox Creek (which is a short hop into the Potomac.) The views are incredible and the private 100' pier has a good-sized T-dock and several boat tie-up spots. There is a community boat ramp at the end of the block. The BAD about the house: 1: the (2) bedrooms are quite small; 2: no garage nor carport. The living room and kitchen are large and take up 50% of the house. New waterproof flooring is being installed in the kitchen and hall; the living room is laminate. There are French doors leading to a back porch that will be screened in by late summer. The kitchen has stainless appliances (OTR microwave, d/w, glass top range, fridge) and lots of white shaker cabinetry. The hall bath is attractively tiled and has a deep soaking tub. The previously mentioned, that bedrooms are quite small and so are the closets. Laminate flooring will be installed in the bedrooms, making the entire house allergy sympathetic. There is a tiny bathroom with a shower off the rear bedroom; the small porch outside the door will also be screened by end of summer. The backyard is fenced, and there is a large shed attached to the rear of the house. Altho I am pet friendly, the TOTAL weight of pet(s) is 30lbs. and the animal must be spayed/neutered, have a current rabies vaccination, and cannot be prohibited by my insurance carrier (ie, no pit bulls, akitas, etc.) Available 1Juy2025. A credit report and a thorough background check will be run. $1450 plus electric and water. There is a hefty security deposit required, but I work terms on the payment of it for credit scores over 650. Singles must qualify individually - I will not combine the incomes of a non-married couple. I base my decisions on the applicant(s)' dti (pre-tax debt to income,) background check, credit score, and employment history. Renter pays for electric & water (monthly.) Pet requirements: total weight for all animals is (30) lbs. all animals must be spayed/neutered & have current rabies vaccinations. Some animals are banned by my insurance (pit bulls, american bulldogs, stafforshire terriers, akitas, etc. ask for specific breed.) Leases all end 31May for tenants w/o school going children & 30June for teachers & tenants w/ school attending childten. Lawn mower is provided, tenant is responsible for mowing & trimming yards.
