Trash and recycling are provided by landlord. All other utilities are responsibility of tenant. No smoking allowed. Tenant is responsible for mowing and leaf litter and debris. No painting allowed. Absolutely no changes may be made to the property without consent of landlord. Landlord will replace furnace filter quarterly and will be allowed access to the house. Landlord may also check on home but will contact tenant to schedule times. Lease is for 1 year.
