The seller has decided to let the listing expire, and perform upgrades to the units that would allow me to raise the rents to $950 per month. We believe that will be very possible with the addition of HVAC in lieu of baseboard electric, new roofs, some landscaping, and cosmetic repairs. After the repairs, and rent stabilization we will revisit selling the property at an 8% Cap Rate.
