1. First-In-Time Policy
Per Seattle Municipal Code (SMC 14.08.050), this property is rented to the first applicant who submits a **complete** application and meets the minimum screening criteria listed below.
* Applications are processed in the chronological order in which they are received.
* An application is considered "complete" only when all required information, identification, and signatures are provided by all adult applicants.
* If an application is incomplete, the applicant will be notified and given **72 hours** to provide the missing information. If provided within that window, the applicant retains their original place in the chronological line.
2. Minimum Qualification Standards
* Identification: Each adult applicant must provide a valid government-issued photo ID.
* Income: Combined verifiable gross monthly income must be at least 3.0x the monthly rent.
* Subsidy Note: If the applicant receives a housing subsidy, the income requirement will be calculated based only on the portion of the rent the tenant is responsible for.
* Credit Score: A minimum credit score of 700 is required.
* Exception: Applicants with a score between 680 699 may be approved if their verified gross monthly income is at least 3.5x the monthly rent.
* Bankruptcies: No open or active bankruptcies.
* Rental History: No evictions within the past 7 years, excluding any eviction actions that occurred during or were related to a COVID-19 civil emergency period.
* Legal Judgments: No past landlord-tenant disputes with a court judgment issued in favor of a landlord for unpaid rent or property damage.
3. Fair Chance Housing & Criminal History
Per SMC 14.09, we are prohibited from requiring disclosure of, inquiring about, or taking adverse action against an applicant based on any arrest record, conviction record, or criminal history, except for sex offender registry information.
* Registry Assessment: If an applicant is on a local, state, or national sex offender registry, we will conduct an individualized assessment. Factors considered include: nature and severity of the offense, time elapsed since conviction, and evidence of rehabilitation.
* Supplemental Information: If the registry check returns a match, the applicant will be given 72 hours to provide additional information or evidence of rehabilitation before a final decision is made.
4. Move-in Costs & Installment Rights
* Total Fees: The total of the security deposit and any non-refundable move-in fees (excluding the screening fee) will not exceed one month's rent.
* Installment Option: Per SMC 7.24.030, tenants may elect in writing to pay their security deposit, non-refundable move-in fees, and last month's rent in installments. For a 12-month lease, these costs may be paid in **6 equal monthly installments** starting the first full month of tenancy.
5. Meaningful Access
Applicants have the right to request additional time to complete the application if they require a reasonable accommodation for a disability or if they require translation services. Please contact the landlord immediately to make such a request.
6. Screening Disclosures

* Rights: Applicants have the right to a free copy of the consumer report and to dispute its accuracy with the screening agency.
