Quiet Enjoyment & Conduct: Respect shared areas and maintain a peaceful living environment. No loud noise between 10 PM and 8 AM. No illegal activity, drugs, or excessive alcohol use allowed on the property. Clean up after yourself in all shared spaces. 6. Maintenance & Damages: Tenant is responsible for keeping their room clean and damage-free. Report any maintenance issues immediately. Damage beyond normal wear and tear will be deducted from the deposit. No unauthorized modifications (painting, drilling, mounting) to room or property. 7. Smoking & Pets: No smoking, vaping, or drug use inside the home. No pets allowed without written permission. 8. Property Use: Garage use is for vehicle parking or light storage only (with permission). Barn/workshop use allowed for light DIY with prior approval. Backyard fires and BBQs allowed must be safe and cleaned up after. 9. Entry & Inspection: Homeowner may enter room with 24-hour notice for inspections or repairs. Emergency entry is permitted without notice. 10. Move-Out & Deposit Refund: Room must be left clean and undamaged. Key must be returned.
