I have for rent an awesome 1957 ranch style home in the Sweetbriar/Benjamin Hills Area, just northwest of 21st and Amidon.This is our second rental; we do not have scads of properties. Applicants pay a $20 non-refundable application fee (each adult) to cover this screening.The property should be available for move in on or near August 1, 2014.The house is approximately 1250 sq. feet on an 8,276 sq. feet corner lot. This corner lot is directly across the street from a large park that has tennis court, basketball court, baseball backstop, lots of room to roam and a 3/4 mile loop for walking, running, etc. The view out any south window is wonderful. On the south end of the park is McLean Science and Technology Magnet, which is a K-5 elementary school.The house has 3 bedrooms, 1 small updated bath with shower (no bathtub), toilet, single vanity and lots of storage. Bath measures 8' by 6 1/2'.Large living room measures 27 1/2 X 13; it has a GREAT view with a large wall of windows. It is carpeted in a beige color along with the hallway and all three bedrooms. The living room, kitchen, and all three bedrooms have ceiling fans.The 3 bedrooms measure 11 1/2 x11, 11 x 9 1/2, and 11 x 11. The two larger ones have closets, the smaller one does not.Kitchen has painted cabinets, newish flooring. Includes range with oven, refrigerator, garbage disposal, dishwasher. I am not sure if the dishwasher works yet. If it does not, it will most likely be replaced with a working unit.Sunken family room steps down from the laundry/kitchen area. It is large, measuring 18 X 10 except for the south 7 feet of it, where it opens up to a 16 feet wide.There is a utility closet off of the sunken family room that houses the hot water heater (gas) and furnace. The house has central air conditioning, about 3 years old. There is a little bit more room for storage in there as well.Vinyl windows throughout house (energy savers)Patio on back is about 8 feet wide and runs the length of the house. There is a privacy fence around the west, north, and east sides of the house. It would be perfect for housing a dog or a place for kids to play.Storage shed for mower, etc. Not sure if it is leak free, so I don't know that I would store anything that couldn't stand getting wet in there.There is a detached garage, BUT IT IS NOT PART OF THE RENTAL. Tenants may use the west half of the driveway in front of the garage.Dogs OK with approval and $150 non-refundable pet depositNo Smoking is allowed in the house, and again NO SMOKING is allowed in the house.Tenant mows, weeds, keeps gutters cleaned out, handles clogged drains of any type, lets me know of any problems and is responsible for all utilities.One year lease, month to month after that. $900 deposit may be paid in up to 3 installments
