Renter is responsible for gas, water and electric. Owner will cover lawn maintenance. Only those specified on the lease can live there with guests being able to stay the night up to 2 days. No additional cars or boats or RV's. No smoking in the house (have a designated spot outside for cigarette butts). Gardening is permitted with Landlords approval. Park within the drive way and not on the grass or the street. We do one year lease terms but are open to 6 month leases for a higher rent. Rental insurance is required. Due date for the rental amount and one month's deposit is one day before the move in date. Reach out to landlord for any maintenance problems before attempting to fix. Keep house clean and in order. Quiet hours are between 10pm and 7am on weekdays and 11pm to 8am on weekends (out door lights and loud music off). 60 day notice in the case of non-renewal. If lease is broken the tenant is responsible for payments until the lease ends or a new tenant is found. Additional information will be found in the lease agreement.
