    Thank you for your interest in our beautiful one-bedroom home at 2430 Nill Ave in Belmont! It is a one-half of a double. New kitchen and bath. New windows. Refinished hardwood floors. Central air. Deck. This is a non-smoking house. No smoking of any kind in or on the premises. Long-term tenants only. Must be clean, neat, and quiet with excellent references. Rental Application Guidelines We're excited you're interested in making one of our homes your next home! To help ensure a great fit for both you and us, please review the following rental requirements before applying: 1. Application Process Each person 18 or older who will live in the home must complete a separate application. Don't worry unpaid medical bills or student loans won't count against you. 2. Rental History We're looking for residents with a stable, verifiable rental history over the past seven (7) years. Our goal is to build long-term relationships with tenants who plan to stay and care for their home. 3. Rental References Excellent rental references from the past seven years are required. 4. Income Verification Acceptable proof of income includes tax returns, W-2s, 1099s, pay stubs, or other legal documents. We gladly accept Housing Choice Vouchers. Monthly household income should be at least three (3) times the monthly rent. 5. Employment/Income History Applicants should have a stable employment or income history for the past seven years. 6. Background Check We cannot approve applications with evictions, probation violations, or criminal convictions within the past seven years. Applications may also be declined for serious offenses such as fraud, theft, distribution of controlled substances, violent crimes, crimes involving children, or sex-related offenses. 7. Smoke-Free Homes All of our properties are completely smoke-free inside, outside, and around the property. Because smoke cleanup is very costly, tenants are responsible for any related remediation. 8. Current Home Condition Your current residence should be well-maintained, in good condition, and free from tenant-caused damage both inside and out. 9. Tenant Expectations We're looking for residents who keep their home clean, are considerate of neighbors, and maintain a quiet environment. Renter's insurance is required for all tenants. 10. Pets Pets are considered on a case-by-case basis. In some homes, we may accept one well-trained cat or a very small dog. A monthly pet fee will apply please check with us before applying. 11. Application Fee There is a $60 non-refundable application fee per adult. We are looking for a long-term resident. Must be clean neat and quiet. Two-year lease. $60 application fee. Available July 1st.
