Lease Agreement 2434 Irving Ave N, Minneapolis, MN 55411 1. Property Type Description: A single-family house with a unique container home design, including a fire pit and a spacious 2-car garage. 2. Monthly Rent Amount: $2,250 per month. Due Date: Rent is due on the 1st of each month. A grace period of 5 days is allowed. 3. Security Deposit Amount: $2,250, required at the time of lease signing. Purpose: To cover potential damages or unpaid rent. Will be refunded within 30 days of lease termination, minus any deductions for damages. 4. Utilities Tenant's Responsibility: All utilities. Rules and Regulations Smoking: Strictly prohibited inside the house and on the property grounds. Noise: Tenants are required to respect neighborhood tranquility. Loud noises or disturbances should be minimized, especially during nighttime hours. 9. Lease Term Duration: Fixed term of one year. Renewal: Option to renew based on mutual agreement and conditions at the end of the lease term. 10. Lease Termination Policy Early Termination by Tenant: Tenant may end the lease early by paying a termination fee equal to two months' rent and providing 30 days' written notice. Job Relocation: If the tenant relocates over 50 miles away for work, they may terminate the lease with 60 days' notice without additional fees. 11. Renters' Insurance Requirement: Tenant must obtain renters' insurance with a minimum liability coverage. Proof of insurance must be provided before moving in. 12. Maintenance and Repairs Tenant's Responsibilities: Lawn care and snow removal. Failure to maintain these may result in additional charges. Landlord's Responsibilities: Major repairs and maintenance of structural integrity, electrical, plumbing, and HVAC systems. 13.
