The property is on two floors with a large interior courtyard. Part of the owner's family lives in a suite and prepares meals fresh daily using vegetables from the garden. There is a piano bar with relaxing music every evening in the lobby. The rooms have been renovated in the traditional West Kansas style. The linens are high-quality, with queen- and king-size beds. Each apartment has a queen-size bed, a closet, a memory chest, a desk with storage, rugs, a TV, a closet, and a bathroom with a kitchenette. Some family apartments have two beds and a fireplace. There's a nearby restaurant that's been open for over 40 years. There's a small library. A guide comes by in his van every two weeks to offer a themed excursion. There are a few caregivers who look after a few residents. Among them are the elderly and people with reduced mobility. There are also workers and single women with children. The building is very secure and under surveillance. We make sure to respect the building's rules regarding noise and access to the barbecue. We plan to build a swimming pool, but the rents won't increase. Our goal is to transform the site into a community with long-term residents. There are two options: The basic rental, with one month's rent, one month's deposit for $1,050, and electricity/water/internet bills included. Or there is an option with services for lunch and dinner. The rent with meals is $1,800. Meals are offered in advance, and residents can choose their preferred option based on their tastes. The kitchen is located in the hotel. This service is most often chosen by single people and the elderly. Electricity/water/internet bills are included. We work with a caregiver company based in Wyoming. It is possible to add a caregiver to take care of the individual, for a salary of $1,800 per month. Caregivers can be accommodated directly at the hotel, in simpler rooms, shared with other caregivers. We work with a California-based tour company to arrange for a guide to transport residents twice a month to nearby attractions for hiking, concerts, fishing, and riverside relaxation. All of these options can be added gradually or included in the lease at the outset.
