RESIDENTIAL LEASE AGREEMENT This Lease Agreement ("Agreement") is made and entered into on \[Insert Date] by and between the Landlord, Jennifer E. Ott ("Landlord"), and the Tenant(s) listed below.** PROPERTY ADDRESS: 247 Carnelian, Ponderay, ID 83852 1. LEASE TERM: The term of this Lease Agreement shall be from **September 1st** to **August 31st**. 2. RENT: The monthly rent for the premises is $2,250. due on the 1st day of each month. Payment method: Rent must be paid via PayPal or by check. Late Payment: Rent payments not received within 5 days after the due date will incur a $50 late fee. 3. SECURITY DEPOSIT: Tenant agrees to pay a security deposit in the amount of $1,000, due at the time of signing this Agreement. This deposit will be refunded within 30 days after the Lease ends, minus any deductions for damages, unpaid rent, or cleaning. 4. UTILITIES: WiFi, electric, water, trash, and snow plowing are included in the rent at $250/month unless the tenant exceeds the set threshold for electric usage. Tenant is responsible for the payment of extra electric usage that exceeds the average cost by \$50. 5. MAINTENANCE AND REPAIRS: Tenant agrees to keep the premises in good, clean condition and to promptly notify the Landlord of any damage, defect, or need for repairs. Landlord is responsible for major repairs to the premises, including plumbing, electrical, and structural issues. Tenant is responsible for minor maintenance, such as replacing light bulbs and ensuring the cleanliness of the property. 6. PET POLICY: No pets are allowed on the property at any time, including dogs, cats, birds, or other animals. No service animals due to my daughter's severe allergy to pet hair. 7. SMOKING POLICY: No smoking is allowed anywhere on the premises, including inside the home, on the balcony, or in the yard. This includes the use of tobacco, marijuana, vaping, and other smoking-related substances. 8. RENTERS INSURANCE: Tenant is required to maintain renters insurance throughout the term of this Lease Agreement. Proof of insurance must be provided to the Landlord before moving in. 9. SECURITY AND LOCKS: Tenant may not change the locks or add new locks to the property without the written consent of the Landlord. * Tenant must return all keys, garage openers, or access devices to the Landlord upon vacating the property. 10. SUBLETTING AND ASSIGNMENT: Tenant may not sublet the premises or assign this Lease to another party without the prior written consent of the Landlord. 11. RENEWAL OR TERMINATION: The Lease will automatically end on the last day of the term unless both parties agree in writing to renew the lease. Tenant may terminate the Lease early with 30 days written notice and payment of any penalties for breaking the lease (as outlined in the Lease Agreement). 12. PROPERTY USE: The property may be used exclusively for residential purposes. No commercial activities, illegal activities, or disruptive behaviors are allowed on the premises. Tenant is responsible for ensuring that all guests follow the same rules outlined in this Agreement. 13. DAMAGE TO PROPERTY: Tenant must immediately notify the Landlord of any damage or loss to the property. Tenant will be responsible for repairs to the property if damage is caused by negligence or misuse. 14. INSPECTIONS AND ACCESS: Landlord reserves the right to inspect the property with 24 hours' notice to the tenant. Access may also be required for repairs, maintenance, or emergencies. 15. TERMINATION OF LEASE: Upon termination of the Lease, Tenant agrees to vacate the property, remove all personal belongings, and return all keys to the Landlord. Tenant must leave the property in the same condition as it was at the beginning of the Lease, excluding normal wear and tear. 16. LEGAL COMPLIANCE: Tenant agrees to comply with all federal, state, and local laws, including zoning regulations and housing codes. 17.
