1. Lease Term
The term of this lease shall commence on December 1 and shall end on November 30, unless renewed or terminated earlier in accordance with this Agreement.
2. Rent
The Tenant agrees to pay a monthly rent of $3,500, due on the 1-5 day of each month, payable to the Landlord electronically.
3. Security Deposit
The Tenant agrees to pay a security deposit of $3,500. The security deposit will be held by the Landlord and returned to the Tenant within 5 days of the end of the lease, provided no damages or unpaid rent exist.
4. Utilities
Electricity, water and cable are included. Internet is separate.
5. Use of Premises
The Tenant agrees to use the premises solely for residential purposes. Subletting or assigning this lease without the Landlord's written consent is prohibited.
6. Maintenance and Repairs
The Tenant agrees to maintain the premises in good condition. The Tenant must notify the Landlord promptly of any repairs that are needed. The Landlord will be responsible for major repairs unless caused by the Tenant's negligence.
7. Condition of the Property
The Tenant acknowledges that they have inspected the property and accept it as being in good condition, except as noted on a move-in inspection form (if applicable).
8. Late Fees
If rent is not paid within five days of the due date, the Tenant agrees to pay a late fee of $100.00 each week.
9. Termination
Either party may terminate this Agreement by providing written notice at least 30 days before the intended termination date. Early termination by the Tenant may result in the forfeiture of the security deposit unless otherwise agreed upon.
10. Rules and Regulations
The Tenant agrees to abide by all rules and regulations regarding the premises, including noise, cleanliness, and the proper use of common areas.
