The deposit will be returned within 30 days after lease termination, less any lawful deductions for damages beyond normal wear and tear or unpaid rent. 4. Utilities Tenant is responsible for payment of all utilities, including gas, electric, water, trash, internet, and cable. 5. Occupancy Premises shall be occupied only by the Tenant(s) listed above and their immediate family. Subleasing without written consent from the Owner is not permitted. 6. Pets Dogs are allowed with Owner's approval. Tenant is responsible for any damage caused by pets. Additional pet deposit or monthly pet fee is applied .Depends on how many dogs you have . 7. Maintenance & Repairs Tenant shall keep the property in clean and sanitary condition. Tenant shall promptly notify Landlord of any needed repairs. Landlord will be responsible for major systems (roof, HVAC, plumbing, electrical). Tenant shall be responsible for routine upkeep, such as lawn care and snow removal, unless otherwise agreed. 8. Late Fees If rent is not received by the 5th day of the month, a late fee of $50 will apply, plus $10 per day thereafter until paid. 9. Entry Landlord may enter the property with 24-hour notice for inspections, repairs, or to show the property. No notice is required in emergencies. 10. Use of Property Premises shall be used only as a residential dwelling. No smoking inside the home. No illegal activity permitted on the property. 11. Condition of Property Tenant acknowledges that the property, including appliances, flooring, and fixtures, is in good condition. A move-in inspection checklist with photos will be completed at the time of possession. 12. Termination Upon lease expiration, Tenant must vacate the property unless a renewal agreement is signed. Tenant shall return all keys and leave the property in good condition.
