Quiet hours are 10 pm to 8 am and is strictly enforced. All parties of any kinds are banned and are grounds for immediate eviction with no refunds. Please be aware the unit being in the state of Texas there may be pests like roaches, ants or other bugs. We hire professional pest control to take care of this. There's a security camera pointing at the door entrance, as well as noise detector inside the property. We charge an additional of $200 for community pool access (only registered guests are allowed to enter the community pool). Tenant Selection Criteria: -Good rental history: no evictions in the last 10 years, history of damage, or an outstanding balance due to a landlord. -Verifiable income: minimum of 3x the monthly rent in gross monthly income. -Roommate's monthly income must be able to qualify individually at 3x the rent. -Criminal Background Checks: per the standards of the owner -Credit History: must be able to verify on-time bill payments and lack of collections or credit write offs. Applicant may be denied due to poor credit history -Pets: all pets must be current on vaccinations and rabies shots. Max $500 Pet deposit required per pet based on size and breed. All pets over 20 pounds require screening. -Landlord will select the best-qualified applicant Rates are subject to change based on seasonality and availability. Extensions may be available but may change based on high season. All application fees are non-refundable -anyone 18 and older must submit an application -the application fee is $50 per person Owner pays for all utilities: water, electric, sewer, trash, lawncare, hi-speed WIFI, and spa/pool service if applicable.
