1. Rent Payment & Late Fees
Rent is due on the 1st day of each calendar month. If rent is not received by the 5th day of the month, Tenant shall pay a late fee of $150 as additional rent.
2. Security Deposit
Tenant shall pay a security deposit of $6,000 prior to taking possession of the premises. The security deposit may be applied toward unpaid rent, cleaning costs, and repairs beyond normal wear and tear, as permitted by California law. Any unused portion shall be returned within the time required by law after Tenant vacates the premises.
3. Maintenance & Repairs
Tenant shall maintain the premises in a clean, sanitary, and safe condition, and shall promptly notify Landlord of any condition requiring repair. Tenant is responsible for any damage caused by Tenant, members of Tenant's household, guests, or invitees.
4. Alterations
Tenant shall not make any alterations, additions, or improvements to the premises, including painting, without Landlord's prior written consent.
5. Pets

6. Occupancy Limits
