Rental history will be verified along with home ownership. All applicants must provide names, addresses, telephone numbers of landlords. with dates. No evictions or collections permitted. If no rental history, a security deposit of 2x rent required. Rental history must be verified through an unbiased source, cannot be from friends or family members. Income History Income. Must have 3x the rent amount and have current, verifiable income. Married couples or roommates who have at least two years of verifiable rental history together may combine incomes to meet that threshold. Employees must provide most recent two months' worth of earning statements/pay stubs. Applicants must show at least 6 months of employment history with the same company in San Antonio or surrounding areas or transfer information in same line of work. Owner applicants must submit a CPA prepared financial statement or most recent 2 years tax return along with three most recent months bank statements. Asset/subsidy assistance may be considered. Credit History Credit Report. The credit report needs to reflect the applicant pays their bills on time, particularly in the past two years. Applicants who have filed for bankruptcy or foreclosure within the last 24 months will be denied. Additionally, a score below between 630-690 may require an increased deposit. A score below 629 will be rejected. Criminal History Criminal convictions. A criminal background check is needed of all applicants. If criminal history is found, an individualized assessment of the applicant's criminal history will be conducted. An applicant may submit mitigating evidence of good conduct and rehabilitation that have occurred since any conviction or recent criminal activity. Registered sex offenders will not be considered. Other convictions will be considered on a case by case basis with the most consideration given to recent convictions. Pet Screening Two pets permitted with $200 refundable pet fee per pet due at lease signing. No aggressive or mixed aggressive breed dogs. Dogs may be rejected if they are full breed or appear to be mixed: Stafford-shire, terriers (pit bull), Doberman Pincher, Rottweiler, Akita, Husky Alaskan Malamute, Chow- chow, Akita, Presa Canario, Tosa Inu. Male cats must have been neutered, females spayed. A picture of each pet will be required at lease application and proof of spay neuter and vaccinations will be required. Liability Insurance Tenant must obtain a minimum of $100,000 limit of liability to cover tenant's liability for damage to a owner's property for no less than the following causes of loss: fire, smoke, explosion, backup or overflow of sewer, drain or water damage. Owner must be listed as additional insured. This must be in place with scheduled activation to coincide with move in date.
