2 bedroom 2 full bathroom manufactured home with new appliances on semi private 6 acres. 2 miles to Columbia River, beaches, park, wildlife refuge and boat launch. Country settings with a creek and active Salmon run, Elk, deer lots of wild life. Garden with apple tree, blueberries and large open field. Huge beautiful trees. Hiking trails. Surrounded by logging forest in Skamokawa Washington. Month to month rental ( renters will be removed if any rental agreements are broken) well water( not filtered), and septic are included. Renters pay for own electricity, including electricity to a tiny house that is being rented by another renter. It is no more than $70 a month, which is why the rental cost is $1,870 ( $1800 a month to landlord + $70 ( most months average about $50)to the PUD added to your pud bill every month).Average PUD cost in the winter was about $200( renters pay for garbage, phone/ internet) Internet cost average $70 ( high speed dial up)( star link won't work in our location). UPS will not deliver packages down our long driveway but will leave at mailbox. P.O. box available 2 miles away for about $10 a month. The house has no central heat or AC. House comes with one plug in heater and a dehumidifier. ( we were always comfortable in the winter with one heater going) house is 1080 sq.feet and insulated well. in the summer months it never felt hot enough to need AC. This house is a manufactured home in the temperate rainforest. Maintaining a dry environment inside in the winter is nessary for mold not to appear. Running the dehumidifier from room to room is vital to keep moisture levels away. if not mold will appear on your clothes/ walls/ everything! It rains 122 inches on average a year in Skamokawa. Renters should have experience with this environment. There are also mice, rats, racoons and chipmunk that will try to live in your cars, under the house and are impossible to eradicate. there are also Elk, deer, bobcat, cougar, and lots of bears on the property. No hunting allowed on the property. We also have a protected salmon run in our creek. Dogs are not allowed and Poison is not allowed because of this. Owners live in Stone cottage on the property part of the year and a single renter lives in a tiny home near the property as well. New appliances are: washer/ dryer/ stovetop and convection oven/ microwave/ and kitchen sink. dishwasher is not working. There is an outside fridge in the overhang that can be used. There is no covered parking. The house is missing a few screens and the floors are not perfect and bathroom have no fan vents and when it rains really hard water will drip in through master bathroom vent. no smoking allowed. No extra vehicles permitted unless approved by landlord. No motorhomes, tents or trailers may be lived in on the property. 3 person max due to septic regulations by the county. no visitors may exceed 2 week stay per year. no subletting. no loud noise, music, machinery. food waste and garbage must be maintained to keep the critters out. 5 mile an hour max speed on driveway ( driveway is an easement through our neighbor's property). No tree cutting or removal of plants or animals or fish on property. We have an overgrown garden that may be used/maintained with apples, pears and blueberries. renters may have chickens. Lots of wild berries grow around the property and miles of hiking trails/ power line trail is nearby. The Columbia River is less than a mile away with beautiful beaches and a campground park and boat launch. We are really hoping to find renters who would be long term who respect nature and the peace and quiet that this property provides.
