Nail holes must be patched and paint touched up. Animals: * No animals are permitted without prior written approval and a \$500 refundable pet deposit. * One dog is approved due to Emotional Support Animal (ESA) status, and the pet deposit is waived. Insurance: * Tenants must maintain renter's insurance for personal property loss and a minimum of \$100,000 liability coverage. * Lessor is not responsible for loss of use, personal property damage, or third-party liability. * Renter's insurance is not required for leases less than 12 months. Default and Abandonment: * Lessor may terminate the agreement if Lessees fail to comply with material provisions (other than rent) within 7 days of written notice. * If rent is not paid and default continues for 5 days, Lessor may declare the entire balance due or terminate the agreement. * Abandonment is defined as not being physically present for at least 21 days AND not paying rent for that period. Lessor may relet the premises and hold Lessees liable for the difference in rent. Abandoned personal property may be disposed of by Lessor. Governing Law and Disputes: * The agreement is governed by the Laws of the State of North Carolina. * Any complaints against the landlord must be submitted within 30 days after lease expiration or vacating the property, whichever comes first. * Disputes will be settled through binding arbitration in Wake County, NC.
