Great location, enjoy everything Queen Anne has to offer with a short commute to Downtown Seattle. Screening Criteria (Applicable to each applicant over 18 years of age and older). 1. Must have a verifiable monthly gross combined income of 3x the monthly rent. 2. Credit score of 750+ for each applicant. 3. Must have a favorable credit rating for the past 7 years. No bills in collections. Credit reports indicating any delinquent, charged off or unpaid accounts are grounds for denial of tenancy. 4. Two recent bank statements indicating cash reserves of at least 6 months of rent are needed. Each statement must show the bank name, account holder's name, statement month, summary of deposits, and balance. 5. Proof of employment is needed (2 most recent pay stubs). Each pay stub must include the employer name, employee name, and date of pay period. If self-employed or retired, must provide 3 most recent bank statements showing predictable income (each statement must show bank name, account holder's name, statement month, summary of deposits, and balance), 2 previous year's income tax statements. 6. Must have a favorable rental history of at least 7 years (no late rent payment, no damage in excess of normal wear and tear, no violations, demonstrates pattern of meeting rental obligations) 7. No late rent payments in the last 7 years. 8. Two positive/favorable references from current and prior landlords in the last 36 months. Landlord references must have a valid phone number and email address. Landlord references can't be family members. 9. No prior rental evictions. 10. Not accepting reusable tenant screening reports. 11. No sublet. No Airbnb. 12. No co-signers 13. Rental applications are accepted only after all prospective tenants has a phone conversation with the owner, complete tenant pre-screening criteria and have toured the property in person. 14. Must show a valid Government Issued ID prior to touring the property. 15. Must complete and submit tenant screening and rental applications with no material misstatements/omissions for each occupant (over 18 years of age and older). For groups of more than one applicant to be considered, rental applications should be received from all applicants in the group. 16. All applicants (over 18 years of age and older) must meet all requirements of the rental screening criteria. Failure to meet the criteria will result in denial of rental application. 17. All applicants (over 18 years of age and older) are subject to a non refundable $34.95 tenant application fee (this fee is directly payable to the tenant screening website and not to the owner). 18. No Pets allowed. 19. Tenants must obtain and show proof of the renter's insurance listing owner as additional insured prior to moving in. 20. False, incorrect or misleading information on rental applications is grounds for denial of tenancy. 21. 1 year lease. 22. Tenant pays for Electricity and the Internet 23. $100 per person water/sewer/garbage fee payable monthly with rent. 24. First and last month's rent plus security deposit required. Other Important Lease Information: 1. Street Parking. 2. No Smoking/Vaping in premises including the patio. 3. All information deemed reliable, tenant to verify. 4. The applicant(s) will have 48 hours to accept and sign a "deposit to secure occupancy and receipt form" and pay all required deposits. If the applicant(s) does not sign this form and pays all required deposits per the lease terms within 48 hours, the rental application will be denied. 5. We don't post on Craigslist. If you see this Ad on Craigslist, that posting is a scam. Please do not bother current tenants. Section 8 Applicant(s) Criteria: All Section 8 applicants are required to meet the same screening criteria as stated above, with the exception that the applicant only needs to meet the income requirements for their portion of the rent.
