There is a community well and the property has a septic system. Renter is responsible for monthly electric and internet/cable. No smoking/vaping is allowed within the interior of the house. Up to three pets maximum are allowed on the property. The HOA does not permit any farm animals including but not limited to chickens, pigs or goats. Renter is responsible to clean up and maintain yard after pets. Renter is allowed to paint the bedrooms or bathrooms if desired but it must be repainted to a neutral light gray upon departure. Renter is responsible to provide and maintain renters insurance. First and last months rent plus deposit are due at signing. Firewood will not be provided annually but the renter is welcome to use what is already on the property with no additional charge. Renter is responsible for changing basic burned out lightbulbs. Minimum one year lease with option to resign with no addition charges if the house is well maintained. Rent is due by the 5th of every month or a later fee of $50 will be incurred. Owner reserves the right to check and maintain the surrounding grounds with proper notice. Owner also reserves the right to inspect the full property semi-annually with advanced notice. At the end of the lease, any damage or repairs needed to return the home to its original occupied state at the signing of the lease will be deducted from the tenants original deposit. A 30 day notice to vacate the property is required. Early termination of the lease may forfeit the deposit.
