Required credit, background, and eviction check, $35 per person over the age of 18 that lives there will be required. You can smoke legal-by-federal law items on the premises of this home... just not inside the home. Square footage listed is per Laramie County, WY records; if s.f. is material to your decision to rent, please measure prior to signing lease. Deposit is same amount as rent plus a refundable $75 utility deposit, so: total move in amount is $2,935 for 1 year lease. If you don't have time to water the lawn, cut it, and trim around the edges -- along with the mower and trimmer, or access to them from rental, friends, or family -- this home may not be for you... as we'd like to keep the outside looking good. Same with snow shoveling. We can arrange for the services, but it will cost you an extra $50 per time... potentially up to $350 extra per month during the growing season and months with 5 weeks; and, snow depends... No pets, sorry... others before have ruined it for those that follow :-( Sprinkler system does not work; you will be provided 2 hoses, a 'Y' splitter, a digital timer, and 2 sprinklers so the lawn can be watered -- you'll just need to move the sprinklers on occasion -- otherwise, the system will be automatic and similar to the failed system, although it will be above-ground. Challenges we've had: 1) Don't move in other people, without our permission 2) Don't move in pets, without our permission 3) Roommates will be fully responsible on the lease 4) Don't expect to park a lot of vehicles, trailers, RV's here 5) You have to have renter's insurance, which is a low cost per month 6) You have to put natural gas service in your name 7) You have to put electric service in your name 8) You have to put water, sewer and trash in your name 9) You must have the means and ability to take care of the lawn and shovel the snow; or, be prepared to pay for the service 10) You must deposit home rent in our bank account in person, by mail or by ach; we won't collect rents in person or by other means.
