1. Rent & Fees:
Monthly Rent: $2,500 (ALL UTILITIES INCLUDED)
Security Deposit: $2,500 (due at lease signing)
Cleaning Fee: $300 (Non-refundable, due at lease signing)
Pet Fee: Pets considered on a case-by-case basis. A $200 non-refundable fee per pet and a $50 monthly pet rent apply.
2. Lease Duration:
Lease Term: The standard offering is a fixed-term lease from October 6, 2025, to April 30, 2026. Shorter-term leases within this period may be considered, with a minimum stay of 30 nights. Please inquire for availability and rates.
3. Utilities & Services:
Utilities Included: Rent includes electricity, gas, water, sewer, trash, and high-speed internet for normal household use.
4. Furnishing:
The property is rented fully furnished and includes kitchenware, linens, and towels. A starter supply of essential consumables (like toilet paper and soap) is provided.
5. Occupancy & Policies:
Maximum Occupancy: To ensure comfort and safety, occupancy is limited to 7 guests.
No Smoking: This is a non-smoking property. A $250 remediation fee, plus any associated cleaning costs, will be charged for violations.
Renter's Insurance Required: Tenants must carry a renter's insurance policy with a minimum of $50,000 in liability coverage and name the landlord as an "additional interest" or "interested party."
6. Application Criteria:
All applicants are screened for credit, criminal, and eviction history.

- Credit Score: 650+
- Verifiable gross monthly income of at least $8,400 (3x the monthly rent)
- Proof of employment or contract for the intended lease period
