House Rules & Rental Terms Home rules and conditions before signing the lease. These house rules and rental terms are designed to protect the property and ensure a smooth and respectful tenancy. These rules will be part of the lease agreement and are fully enforceable. Move-In / Move-Out Inspections A move-in inspection will be completed with the tenant to document the property's condition with photos/checklist. A move-out inspection will be conducted at the end of the lease. Any damage beyond normal wear will be deducted from the deposit. The property must be returned in a clean, rentable condition. Lease, Rent & Payment Terms Lease Term: Minimum 12-month lease required, all parties over 18 years should be included in the lease(Approved applicants).The lease is for a fixed period and automatically ends unless renewed in writing with updated lease, rent, terms and conditions as needed. Security Deposit: $3,000 due at signing. Monthly Rent: $2,990 + $100 fixed monthly electric fee. Rent Due: On the 1st of each month. Grace Period: Up to the 5th of the month with valid reason. If rent is late, a one-time late fee of 5 7% of the monthly rent may apply First Month's Rent and Security Deposit are both due at signing. Proof of renters insurance (minimum $100,000 liability) is required at lease signing and must be maintained throughout the lease. Possible eviction proceedings in the event of tenant breach, including nonpayment, repeated violations of house rules, illegal activity, or substantial damage. Additional Lease Conditions Failure to pay rent in full beyond the grace period may result in issuance of a 3-Day Notice to Pay or Quit. Early Termination: If the tenant breaks the lease early, they are responsible for rent until the unit is re-rented, plus any approved lease-break fees. If the tenant and landlord mutually agree in writing to end the lease early, both parties may establish terms for move-out and any applicable compensation. Subletting / Roommates: Subletting, Airbnb, or adding new roommates without landlord's written consent is strictly prohibited. Occupancy Limits: Only persons listed on the lease may occupy the property. Lease Renewal: Renewal terms (including rent adjustments) will be discussed at least 30 days before lease end. Legal Compliance: Tenants must comply with all federal, state, and local laws. Any illegal activity is grounds for immediate termination. Utilities & Exterior Maintenance Tenant pays for all utilities, including but not limited to: gas, water, trash Tenant is responsible for regular landscaping maintenance, including: Lawn mowing and edging Weed control Trimming shrubs and maintaining a neat appearance Solar Electricity This property is equipped with solar panels to help offset electricity costs. A fixed monthly solar/electric charge of $100 applies as part of rent. Tenants are responsible for any electricity usage exceeding the solar contribution. Solar panels are owned and maintained by the landlord or solar provider tenants must not tamper with, alter, or attempt repairs. If issues arise with solar performance, tenants must report promptly so the landlord can coordinate service. Smoking, Vaping, and Substance Policy Absolutely no smoking or vaping is permitted anywhere on the property this includes inside the home, garage, porches, patios, driveways, and walkways. Do not dispose of cigarette butts anywhere on the premises or in indoor trash bins. If smoking offsite, use a sealed bag or your vehicle's trash bin for disposal. Marijuana / Cannabis: Use, smoking, vaping, or cultivation of marijuana/cannabis (including medical or recreational) is strictly prohibited anywhere on the property. Growing marijuana indoors or outdoors is not allowed due to risks of fire, mold, pests, odors, and legal implications. Violation of this policy may result in immediate eviction and forfeiture of the security deposit. Shoes, Pets, and Cleanliness No shoes indoors to help preserve new flooring. No pets allowed, including visitors' pets, unless explicitly approved in writing. Additional pet fees and rules may apply. Tenants are responsible for maintaining the overall cleanliness of both interior and exterior areas. Noise & Neighbor Courtesy No parties or disruptive behavior. Respect neighbors at all times. Quiet hours are from 10:00 PM to 7:00 AM. Noise should be kept at a reasonable level at all times, including music, TV, gatherings, and conversations (especially in outdoor areas like patios, balconies, and garages). No amplified music or speakers outdoors without prior approval. Be mindful of car alarms or other disturbances. Repeated noise complaints from neighbors may result in lease violation notices or potential termination. Kitchen Safety Rules Never leave cooking food unattended on the stove or in the oven. Do not place flammable items (towels, paper, plastic, etc.) near burners or heating elements. Use range hood / ventilation when cooking to reduce smoke and grease buildup. Dispose of cooking grease properly never pour grease or oil down the sink. Use a sealed container and place it in the trash. Keep countertops, stove, and oven clean of grease and food debris to prevent pests and fire hazards. Only use approved cookware suitable for the appliances provided. Small appliances (toasters, coffee makers, air fryers, etc.) must be used safely and unplugged when not in use. Do not attempt to repair or modify any kitchen appliances report issues promptly. Clogs or plumbing issues caused by improper disposal will be the tenant's responsibility for repair costs. Wood Floor Maintenance Always remove shoes indoors to prevent scratches and wear. Do not drag or slide furniture across the floor use felt pads or protectors under all furniture legs. Clean floors only with approved hardwood cleaners do not use excess water, steam mops, or harsh chemicals. Immediately wipe up any spills to prevent staining or warping. Avoid leaving wet items (shoes, rugs, plants) directly on the floor. Any damage caused by negligence (scratches, stains, warping) will be charged to the tenant. Brand New Appliances Care & Responsibility This home includes brand new appliances. Please treat them with care: Follow manufacturer instructions for all appliances (manuals provided). Routine cleaning and care are the tenant's responsibility, including: Clean lint trap after every dryer use Run dishwasher with rinse aid Clean refrigerator and appliance filters Do not overload washer/dryer/dishwasher Do not attempt repairs. Report malfunctions promptly. Damage caused by misuse or neglect will be deducted from the security deposit. Appliances include: Refrigerator Oven/Stove Dishwasher Microwave Washer/Dryer HVAC System (see maintenance section below) Plants & Landscaping Care Outdoor Plants & Landscaping Tenants may add potted plants or small garden beds with prior written approval. Do not plant trees, shrubs, or large plants that could affect irrigation, drainage, or property structure. Tenants are responsible for watering and maintaining any plants they add. Removal of dead plants or restoration of landscaping may be charged to the tenant at move-out. Indoor Plants Tenants may keep indoor plants provided they do not cause damage (e.g., water stains, mold, or pests). Use trays or saucers under pots to protect flooring and furniture. Any damage caused by plants (e.g., leaks, stains, pest infestation) will be tenant's responsibility. Pest Control & Hygiene Tenants must keep the home clean and sanitary to avoid pest issues. Any infestations resulting from neglect (e.g., unclean kitchen, garbage left inside, pet food, etc.) will be resolved at the tenant's expense. Bed Bugs & Other Pests The property will be delivered free of bed bugs and infestations at move-in. Tenants must promptly report any suspected bed bugs or pests. Tenants must not bring in second-hand furniture, mattresses, or infested belongings that could introduce pests. If an infestation occurs due to tenant negligence (e.g., failure to report, bringing in infested items, poor hygiene), the tenant will be responsible for all treatment costs. Professional extermination is required for bed bugs; tenants may not attempt self- treatment with sprays or chemicals. Walls, Fixtures & Mounting No drilling, nailing, or wall-mounting without prior written approval. Use removable adhesive hooks (e.g., Command strips) where possible. Do not alter or remove existing window coverings or blinds. Painting & Wall Care Tenants may not paint, wallpaper, or alter wall finishes without prior written approval from the landlord. If permission is granted, only approved paint colors and finishes may be used. All painting must be completed in a professional and workmanlike manner. Unauthorized painting or wall treatments will result in repainting costs charged to the tenant at move-out. Tenants are responsible for any paint damage, including stains, scuffs, or misuse of adhesives that remove paint. HVAC & Air Filter Maintenance Tenants are required to replace HVAC air filters every 2 3 months. Failure to maintain filters may result in tenant-billed repairs if damage occurs. Plumbing, Water Usage & Damage Prevention Report leaks, drips, or signs of water damage immediately. Only flush toilet paper. Do not flush wipes, hygiene products, or foreign objects. Tenant is responsible for clogs or plumbing damage caused by misuse. Bathroom Rules Ensure bath fans/ventilation are used during and after showers to prevent mold and mildew. Wipe up excess water from floors and counters to avoid water damage and slipping hazards. Do not leave running water unattended in sinks, tubs, or showers. Tenants are responsible for keeping grout, tiles, and fixtures reasonably clean to prevent buildup and staining. Do not use harsh chemicals or dyes that may stain sinks, tubs, or toilets. Standing water, overflow, or clogs caused by misuse will be the tenant's responsibility for repair costs. Prohibited Items The following are not permitted on the property: Space heaters (unless approved) Waterbeds Inflatable hot tubs or pools Fireworks or explosives Hazardous chemicals or flammable liquids Illegal substances or activities will result in immediate eviction. Keys, Locks & Security Devices No duplicate keys may be made without landlord approval. Lost keys, remotes, or lockouts may incur a replacement fee. If a smart security system or thermostat is installed: Tenants may not tamper with or reset devices Administrative access may be retained by the landlord for maintenance and safety purposes Parking Park only in the garage or driveway. No street parking for oversized, unregistered, or commercial vehicles. Do not block driveways, sidewalks, or neighboring property access. General Maintenance & Damage Tenants must report any damages or needed repairs promptly. Tenants are responsible for issues caused by negligence or misuse. The landlord is responsible for repairs due to normal wear and tear. Move-Out Requirements Provide 30 days' written notice before vacating.
