Use and Maintenance of Premises Tenant agrees to maintain the Premises in a clean, safe, and sanitary condition and to comply with all rules, regulations, and guidelines issued by the Landlord. Tenant shall be liable for any damages resulting from negligence, misuse, or willful misconduct. Security Deposit Tenant shall pay a security deposit in the amount specified in the Lease Agreement. The security deposit shall be held in accordance with applicable state and local laws and shall be refundable, less any lawful deductions for damages beyond normal wear and tear, upon termination of the Lease.
