The following constitute grounds upon which Landlord will be basing the decision to lease the Property to you. Based on the information you provide, Landlord may deny your application or may take other adverse actions against you (including, but not limited to, requiring a co-signer on the lease, requiring an additional deposit, or raising rent to a higher amount than for another applicant). If your application is denied or another adverse action is taken based upon information obtained from your credit report or credit score, you will be notified.
Federal, State, and Local Law Compliance: We comply with all applicable federal, state, and local laws, including the Texas Fair Housing Act.
1.Background History: We conduct background checks, including criminal records. Certain offenses may disqualify you. Only convictions are considered; arrests without convictions do not impact your application.
2. Criminal History: Criminal history is individually assessed, focusing on the type of conviction, circumstances, age at the time of the offense, etc. Convictions for violent crimes, other offenses, or drug-related crimes within 10 years may result in application denial. 3. Previous Rental History: Verification of rental history is required. We may verify your previous rental history using the information provided by you on the Lease Application. Ensure accuracy and full disclosure when applying. Your failure to provide the requested information, inaccurate information, or information learned upon contacting previous landlords may influence Landlord's decision to lease the Property to you.
4. Current Income: Your gross income must be at least three times the monthly rent. If applying as a group, the combined income of all adults is considered. You must link your accounts using PLAID. Screenshots or scans are not acceptable.
5. Credit History: The landlord may obtain a Credit Reporting Agency (CRA) report, commonly referred to as a credit report, to verify your credit history. Open bankruptcies, significant delinquencies, or recent evictions may lead to automatic denial. Landlord's decision to lease the Property to you may be based upon information obtained from this report. If your application is denied based on information obtained from your credit report, you will be notified.
6. Co-Signer Guidelines: Co-signers are required if the applicant does not meet certain criteria. Co-signers must have verifiable income, and live in the United States. They are legally responsible for the lease if the primary tenant fails to meet their obligations.
7. Automatic Denial: Certain events may lead to automatic denial, including open bankruptcies, very recent eviction records or unsatisfied landlord judgments. Registered offenders or those convicted of domestic violence will also be denied. Felony convictions are evaluated on a case-by-case basis, with a focus on violent or other serious offenses.
8. Application Processing and Communication: Our typical processing time is 3 4 business days, but delays may occur due to various factors, including response times from landlords and employers. Do not call the office about your application; we will contact you if additional information is needed. All decisions are final.
9. Security Deposit, Lease Signing, and Move-In Policy:A security deposit must be paid in certified funds (Cashier's Check or Money Order) within 48 hours of approval. If not completed within 48 hours, your approval may be revoked.
If you cannot move in within 20 days of approval (unless under special circumstances or due to property availability), do not provide the required funds, or fail to sign the lease, your approval could be revoked.
The lease agreement and its terms will not be modified. If you choose not to sign the lease because of disagreement with its terms, your approval may be revoked.The lease must be signed within 24 hours of receipt (unless under special circumstances or if you need to have it reviewed by an attorney). Failure to sign the lease within the given time-frame could lead to revocation of approval.
10. Property Use, Subleasing and short-term rentals: (Air BnB, VRBO, etc.) are prohibited. Routine property checks and scans of such websites ensure compliance with lease terms. If it is found that the property is being used as a short-term rental or being subleased you will be evicted.
11. Failure to Provide Accurate Information in Application: Your failure to provide accurate information in your application or information that is unverifiable will be considered by the Landlord when deciding to lease the Property to you. If additional information or documentation is required to process your application you will be contacted. Providing false or altered documentation is immediate grounds for denial of an application. Incomplete Applications will be denied!

Application Fee: A non-refundable fee of $70.00 per applicant. Applications are not processed until this fee is paid. The application is not complete or submitted until this fee is paid. Application fees are NON-REFUNDABLE even if you are denied tenancy.
Animal Policies: ALL applicants whether they have an animal or not must complete a PET, NO PET, Assistance Animal or ESA animal profile. Please Provide vaccination records, photos, and tenant insurance details if you have Animals. Additional fees may apply based on the screening score of your pet. There is a separate $30 screening fee required for animals (There is no fee for assistance animals, ESA animals or a fee if you do not have an animal).
Lease Start Date and move-In Requirements: If the lease start date is on or after the 15h day of the month, you must pay the next full month's rent, security deposit plus any pro-rated rent in certified funds before the lease start date The property will remain available for rent until the lease has been executed and may be made available to another applicant until a lease agreement is signed.
