1. Property Address: 2604 Long Creek Drive, Virginia Beach, VA
2. Lease Duration:
Twelve (12) months minimum. After the initial term, lease converts to month-to-month unless otherwise terminated by either party with thirty (30) days' notice.
3. Monthly Rent:
$3,299.00, due on or before the first (1st) day of each month. Late fees apply after the 5th.
4. Security Deposit:
$3,299.00 due prior to occupancy, held in compliance with Virginia landlord-tenant law.
5. Total Money Required Before Move In:
$3,299 first months rent + $3,299 last months rent + $3,299 deposit = $9,897 w/ $3,299 refundable 45 days after move out / lease termination based on house condition.
6. Utilities:
Tenant pays all utilities (electricity, water, gas, internet, trash, sewage). $100 monthly credit already applied to monthly rent to offset limited owner use of water in garage/docks.
7. Maintenance Included:
- Bi-weekly lawn mowing
- Quarterly bug spraying
- Professional pool opening & closing (May & Oct)
Tenant responsible for day-to-day upkeep inside the home, other yard maintenance, pool cleaning after professional opening.

12. Shared Use & Owner Access:

Landlord retains exclusive use of the garage, pool pump house, outdoor storage unit, and one dock for family/business use.
Landlord access will be limited, with reasonable notice and times agreed upon in the lease.
